Mainly cashflow to be honest. Phoenix doesn't cashflow well unless you put down a lot of capital from what i see. I am certainly open to other markets, just saw a few good options in terms of cashflow in TN, Jackson has a few i saw on Crexi.

Any insight i would greatly appreciate

Hey Peeps, looking to see if anyone has any insight into the Jacksonville TN market? I hear it is a Hub city for the surrounding counties and a lot going on? With that said, the numbers in terms of population etc, don't give me the warm and fuzzy. I am an out of state investor so looking for any insight you all might have. Thanks in advance for your time!

Hey folks, Any thoughts on the rental market in Dayton TN? I am looking and buying a multifamily spot out there all 2 bed 1 bath units. Not familiar with the area and rentometer has no data i can find on rent rates. I am a little skeptical on the location but then i get told there is high demand in that area and its growling fast.

Thoughts?

@Carl Speer multi family is Alabama is tough but you can find them. The areas they are in though are usually not that great. My experience is Alabama is more of a SFH market. I have 3 SFH and doing well

Please please please, if anyone has a good PM that is good with communication, sticks the their word and doesn't give up on finding a tenant, keeping the tenant and being a partner please let me know. I am so disappointed with al the PMs i have come across in Chattanooga its forcing me to want to leave the market. I have a Duplex, one side rented in Hixson, looking to get the other side rented and its been so hard to get someone i can trust and that will make this happen. Please please PM or respond to this post if you know of or are a PM that can make it happen.

Hi folks. Anyone got some insight as to the market out in North Carolina? Areas to invest, good contacts, ROI insights etc? I've heard good things from a few folks, trying to verify and see if it's a good market.

Anyone have views on Humewood as a city to invest in? I have an offer I’m about to put in on an apartment there but not too familiar with the city. 3 bed 1 bath.
