Jeff Greenberg They're definitely pushing the market cap. Cap rates are between 4-5% usually for Apartments here because vacancy is not an issue. I will say that there is room to negotiate on price and rents are below market rates. It's also a newer build, built in 2013
The Reserve, a 39-unit Apartment complex, is up on the market here in Statesboro, GA. This is very rare to see an entire complex listed on the market here! It has a gross income of approximately $400,000/year and is 100% occupied until July 2018. Asking price is $4.3 million. The price is negotiable and the rent has plenty of room to increase. John Smeltzer The Statesboro market is best suited for rentals. We have rentals that are listed on the market that can be rented out for upwards of 1.7 or more 1.8% of the purchase price. Your best bet is off Fair Rd right across from campus. Inbox me if you have further questions

I'm a Realtor in Statesboro, GA and I also do work in Pooler-Savannah area. In my personal opinion, with the right PM, there is not a better Rental Market than Statesboro. Investors here are renting out at 2%+ easy. Pooler/Savannah to me is a better market for flipping houses than rentals. Although, rentals would work there as well just not like it would here.

What's up guys! I need a little help here. I've been talking to a few agents in my local area to look for leads on SFR's and multifamilies. However, when I ask for the numbers on a property I get no replies. All they give me is the Price of the property, picture and description. I have no idea what the estimated rents are, the expenses, NOI or any of that. How should I go about obtaining these?
