Trevor Ewen Thanks for the insight! I think I'm just going to fund my Betterment mutual fund every month until I find a sound investment. I'm interested in hearing your reasoning on investing in Foreign ETFs. I know they are reasonably priced but are there any other motives to invest there? I would like to hear your take on that and are there any specific tickers that you would advise? Also, what do you think about investing in Storage? Such as Public Storage and Extra Space Storage. I was thinking that since the baby boomer trend is already leading to more and more retiree's every year and retirement leads to downsizing & selling their homes. Ultimately this will result in a increased demand of storage for all of their keepsakes.

Hi guys, I need some investment advice. I've been on BP for about 6 months now and I'm looking to invest in Real Estate within the next 2 years. I don't have the money right now, so I've decided to save 50% of my income for the next 2 years and place it in safe investments so it can accrue some interest. Then I plan on taking it out and investing it in a commercial property. However, I need some advice on where would be a safe place to invest my money over the course of the next 2 years. I was thinking a commission free Vanguard REIT ETF but I'm not too sure where the market is heading on a whole. Thanks!

Some of them blow up and it becomes a nice extra flow of income that could possibly turn into 2 or 3 more. Not to mention, I don't think money is their main motive, I feel like they receive a lot of self fulfillment by mentoring/teaching others how to invest. Look at Grant Cardone for example, he is a hugeee Real estate guru, owns $450 million of it and also has 8 different podcasts, 20+ ebooks, he has a couple of audio books, real books and even his own 10X socks. Tom Ferry is another big one in Real estate sales. They both make multi-millions in revenue from teaching how to get rich and be successful from Real estate investing and sales.

I'm relatively new to learning about Real Estate but I'm harping on this 2% rule that I learned 2-3 months ago. From looking at different examples of people renting out properties, I have yet to see one that receives 2% of the initial investment in rent each month. Not even one. I know that's what BP teaches you but is receiving a rent of 2% each month unrealistic? Because it's starting to seem like it.

You can look into whether your property qualifies for a HomePath Mortgage by going to HomePath.com HomePath is the same thing as a 203k loan in that it includes mortgage and rehab costs, but HomePath is available for investors and "non-owner occupied properties". However, your property has to be a BankRepo owned by Fannie Mae! In which you probably already know whether it's a Bank owned REO or not.

I was reading a post here on BP and this guy was talking about how he bought a unit for around $20,000 all cash, no finance. I know there are different styles of apartment buildings. I don't know the name of it cause I'm relatively new but I'm wondering if he bought a single unit in a hotel style apartment building? I don't know, please correct where I'm wrong. However, I can see how a small unit inside a hotel style apartment building (then again I don't know if that's the correct terminology) could be worth around $20,000. Idk, $20,000 just seemed overly cheap for real estate in terms of apartments.

From my experience in taking numerous classes online in college and in the classroom. The classroom courses are by far the most time consuming. You still have deadlines in both but you get to decide when, where and at what time you complete the assignments. So it would be more feasible for your already busy schedule to go the online route.

My plan is to invest 50% of my income every month for the next 2 years until I graduate and to have $25,000 to make a down payment on my first rental property when I graduate. I would just put it in a savings account but I absolutely hate idle money. I was thinking to put it in a Betterment account, Fundrise, or a portfolio of ETF's. Let me know what you think of my strategy and if you have any suggestions feel free to let me know!

Hey everyone! I'm new to BP and I have decided to invest 50% of my monthly income for the next 2 years, until I graduate in either 1) Betterment Account 2) Fundrise LLC 3) Portfolio of ETF's. My goal is to graduate with $25,000 in my investment account(s) and invest that money in a rental property. I would just save it in a savings account but I hate idle money that just sits there and doesn't get put to work. I've been listening to Grant Cardone's Podcasts for a month or two now and he's promoted Fundrise LLC quite a few times. I'm just wondering if anyone has used Fundrise and seen success with it? Or if you could just go to www.fundrise.com and check it out for me, that would be greatly appreciated. Thank yall so much! This forum is a great tool for learning real-world knowledge.
