@Jay Hinrichs Incidentally I heard about this from an ad on Facebook so came here for explanations and comments as the ad was clearly intentionally ambiguous and designed to put you into a marketing funnel.

Incidentally, it's perfectly acceptable to write into an agreement that earnest money shall be due 3-5 banking days after acceptance which is enough time to use your end buyers non-refundable deposit (except for free/clear title).

A truly "motivated" seller tends to not really care the amount of earnest money and you could also structure your EM due at end of your inspection period.

I could see one or more of those class action lawyers being all Danny Devito like in the movie Rainmaker and use ringless voicemails to solicit ringless voicemail plaintiffs - LOL

I know there are investors at MyINREIA meetings who are looking to team up with wholesalers and rehabbers.  We are meeting on Jan 12 Tuesday at 6:30 downtown.

Also, here is a thread you may want to follow as it will be a good visual step-by-step lesson. https://www.biggerpockets.com/forums/48/topics/259...

I wish you well.

Thanks David!  I've been to INREIA a handful of times too—great group for sure!
