For those who don't like the humorously-dry-but-occasionally-dumbluckwitty-medium-winded-yet-have-some-gold-nuggets-here-and-there-but-will-probably-take-time-away-from-your-couch-potato-teletubby-tv-time-kind-of-posts...

You people...LOL... I'll just see around the forum later. Bye. 

For those who having nothing better to do...

The quest for greater understanding birthed from a strong overwhelming desire for passive income led me somehow to Bigger Pockets (I think I Googled "how to make passive income")—which led me to the concept of passive income through Real Estate Investing—which led me to the strategy of Wholesaling to boot strap my way into an REI career to work my goals for creating passive income—which led me (somehow) to Rich Dad Poor Dad—which led me to Googling everything there is to Google about Wholesaling—which led me to hundreds of PDF files, podcasts (especially Flip2Freedom), webinars, Youtube videos and Steve Cook's old website (forget name of)—which led me to Steve's book "Wholesaling for Quick Cash"—which I read like 4 times until pretty much every paragraph was highlighted and underlined LOL—which led me to the desire to get my real estate license—which led me to leave my secure government job (in a down market) to join a mom & pop real estate company without the mom and really no source of lead flow other than past clients and referrals and no agent lead gen training—which led me to being broke and regretting my decision to leave my secure job—which led me to God to pray for help financially, guidance and wisdom—which led me to a small random weird ad in the real estate jobs section of Craigslist—which led me directly to a nationally known REI "Guru" who just so happen to be looking to do virtual wholesaling in the Indy market—which led me to becoming an Acquisitions Manager and successfully executing several wholesale transactions.

It was helping me make ends meet but deal flow was inconsistent, I didn't have any control over what properties were acquired and at what price and I was only making around 30% of the small spreads yet doing all the hard work which wasn't so much fun.  

So I had a strong need again for as consistent income as possible—which led me to another Broker to hang my license with who happened to specialize in lead gen through search engine optimization and pay-per-click advertising on Google. Finally—I could breath again with a consistent source of lead flow (until I learned how to lead gen successfully on my own). I'm at a 100% commission now but still get occasional leads from this managing Broker. 

A subsequent divorce, new child support payments, less time with my kids and having to rebuild my life sent me back on my original quest for passive income streams as well as re-establishing supplemental income from wholesaling with a new strong desire to complete my first rehab/flip but with an obviously significant need for private financing and/or hard money partners to help. 

Being in the game the past five years I understand my market, I have strong REI experienced contractor contacts, I'm connected to our local REIAs. I pretty much know most of the local wholesalers and turn-key operators. Yet private money for the inexperienced rehabber seems to be the most elusive ingredient.

So hoping to secure private lenders to have on standby and execute my first rehab flip sometime in 2016.  

Could obviously use a great Rehab Mentor if anyone is looking for a student ;). I'll work to learn/split deals, whatever it takes. Ideally, I suppose this would be someone who could also finance or partially finance my first few rehabs. Obviously as a Realtor I can bring that service to the table as well as labor, network of connections, etc. 

I'm reading J Scott's fix/flip book right now and have his rehab estimate book too. Lots and lots of highlighting and underlining going on. LOL He seriously did write a great step-by-step book void of all the theory junk sold by others. 

Eventually would like to also learn the seller financing game too especially after listening to a podcast with Mitch Stephen (My Life & 1000 Houses author)—OMG that dude is making insane chunks of cash and often just using other peoples' money and doing zero rehab work. 

Ultimately my primary objective is to build a growing portfolio of income producing assets until such time I have five figures of passive cash flow covering my expenses and setting me financially free.
