I am in bucket 3 myself, but I have found that switching from normal renters to Rent to Own tenants and selling on Owner Financing has made a huge improvement in the quality of the people I deal with on the properties, and they get to deal with most of the BS instead of me :)

Seattle Metro has a unique protective bubble around it, not to be confused with a real estate bubble. The scarcity of housing and the volume of high paying tech jobs (that are able to thrive in the current pandemic) will keep things strong until people no longer need to live locally due to working remotely. Ironically, that could be a side effect of the stay at home order.  In my humble opinion... But man, the city of Seattle makes you not want to be a landlord.

I do not use Legal Sheild (aka Prepaid legal) for my RE transactions. I use them for general legal assistance.

I have been using them since 2002. I pay like $20 a month. They have gotten me out of tickets, written letters for me, reviewed docs, and they also answer general legal questions when I have them - instead of paying $150 for a half hour appointment with another attorney. I obviously believe in Legal Shield (aka Pre-paid Legal), so I signed up to be an associate for them too. I still have to pay, but it allows me to sign up other people for the service.

For drawing up Lease Options, Notes, Closing transactions, etc...I go to another attorney.
