For my Agent side, I use Kv Core, and it seems to do a good job. There is lots of room for further customization, but lots of upsells as well.
For my investor side, I use REI Blackbook because of all the included functionality...you do not have to duct tape together 12 apps with zapier.

REI BB is my primary tool. It allows my to blast all my buyers via RVM, Text, Email...and also automate some touch points with them. I can make individual property websites super fast and syndicate the for sale/for rent listings with a bunch of other sites. Also, the automated followup with my sellers is great too.

I would say use accounting/bookkeeping like QB for the Financials.
Stessa can work well for rentals.
I use REI BlackBook for the rest of it. Tags make it easy to keep track of your co tacts and automated follow-up. One thing to know... They charge a 1000 dollar start up fee. I think I have a discount code to waive it on my site. If you can't find it, let me know.

Nothing is amazing out of the box. It takes a lot of customization. I am able to create and trigger very complex workflows within REIBB. It is the primary tool I use for managing text, email, and RVM communications, as well as reminders for me (or someone else) to reach out directly.

I use slack for team chat.
I use REIBB for pretty much the rest of it. I could not find an "all in one" solution.
I know a guy that does a ton of flips and creates a new slack channel for each one, and basically any conversation on a property MUST be in the slack channel for the address. No emails. No texts. Slack or nothing. Pics, receipts...everything. It seemed super smart for the projects.

Automate or Delegate (hire).
I try to keep automating until I have to delegate. If you can program automations into your CRM, you can usually make something work. Calls/RVMS, TEXTS, EMAILS, reminders, checklists. Websites, webforms. Sometimes connecting them all together is a challenge. REIBB is the tool that helps me do a ton of automation, avoiding the added expense and training time needed when adding people.

REISimpli seems like a decent tool from what I can see on it. It looks like they are using twilio for numbers and marking up the calling and sms prices a bit. It looks a lot like a customized version of High Level, kind of like REI Reply. I am liking a lot of the upgrades REI Blackbook has done and I use them for my crm right now though. I think Danny used them back in the day too.
