Looking for motivated partners

I've been on BP for about a year now. I'm looking for a RE partner(s) that is motivated. I'm ready to take that next step as an investor. I had a friend of mine who showed a little interest in investing, but is very unreliable and unmotivated. I don't need that. I'm looking to do either house flipping or rentals in the Philadelphia area. Let me know if you are interested, want to have a meeting, and what your goals are.
