Katrina,

Like you, I am an out of state investor in the Richmond market. Most of my SFH are located in the near west end. We just started to use Dodson Property Management and so far I am very pleased. When we transferred the property management I had one vacancy and two renewals to do. All three leases taken care of in 10 days. The market is very hot now and deals are challenging to find. I would suggest either the Bon Air area or West End in Henrico. The city has gotten very pricey in the last eighteen month. Good luck.

I own six SFH in the Richmond area and need to hire quality property manager. Do any owner/investors on this forum have a solid vendor recommendation. Thank you for taking the time to share your thoughts!

Having problems with a developer not conveying what was listed in the real estate sales agreement and has not been willing to corrected the breach. This is a minor issue, more a matter of principle, but looking for a referral or suggestion on a quality real estate litigation attorney who is available easy to work with. Thanks in advance for your referral!

The tank should be pumped every three to five years. $300 to $500 depending on access would be fair in most markets.

Hi,

My name is Todd Swortzel and I live in Lake Forest, IL where I work in the senior living sector.I am beginning to build a small portfolio of rental properties in Richmond, VA where I plan to retire.I joined the forum to get up to date information on residential rental property investing; it been many years since I have an active investor. I hope to retire in 10 – 12 years with a 20 house portfolio, we have purchase five SFH over the last several years and fortunately my son lives in Richmond and is managing the properties.

I have many years’ experience in different aspects of real estate and started my professional career as a plumbing and heating contractor right out of college. Later sold the business and became licensed as a realtor and focused on land development.I eventual moved on and for the last 25 years have developed over a billion dollars’ worth of senior living communities (CCRC’s). When I was in the contracting business we flipped quite a few houses primarily to make sure I had work for my employees, hoping to do a little of that when I retire if the market will cooperate. Always has been fun to be in the industry in one way or another.
