Richmond Virginia area buy and hold rental

I'm interested in expanding my rental property portfolio to the Richmond Va area as that's where I'm from. My husband and I are thinking about buying 1-2 houses a year until we can get back to the east coast and hopefully pursue this on a more full time basis. I have two rentals in CO and TX.Looks like things are flying off the market pretty quickly. Hoping to find 3/2 1200sqft that cash flow $200/mo after expenses in B class neighborhoods like laurel, Lakeside, Ashland, Midlothian Mechanicsville or highland springs area. I'm more familar with the west end but not opposed to southside. Any suggestions on other places I should expand my search? Is this a realistic expectation? Is there any wholesalers that are still finding deals? Any guidance for out of state investors? Any suggestions for getting updates completed long distance? Also, would appreciate recommendations for property managers. I've listened to nearly all the podcast and read two of Brandon's books on audible.
