It's certainly not just you. I'm becoming more and more frustrated with being asked for my "Highest and Best offer" because there are multiple offers and they're all way over listing price. Too many investors. I suppose it's a good time to sit low and not buy waiting for the zeal to wear off. Seems like everyone is expecting interest rates to rise and wants to buy now.

Do your analysis thoroughly, make sure it's cash flow positive with conservative numbers, double-check your math but if all that checks out, don't sit on the sidelines. With rentals, an increase in value is cherry on the top as Dumitru says. Don't count on it but if you're selective and know the market, it will more than cover your selling costs when the time comes.

Thanks all. Lots of people seem to think it's a scam if you search the internet, but that's probably true of many things -- and people do love to complain :-0. 

I'd love to hear from someone that's bought a property from them. How did it go?

Question...I'm just looking for a price range (high and low) so I can put an estimate in my rehab budget on a house. It's a 4 bedroom, 2 bath colonial home built in 1964 with no basement (does have attic space) with window air conditioning units. What does it cost to ditch the window units and install an HVAC unit from scratch...all the duct work will need to be built and placed?

I bid on a property and stopped when it got to my highest possible bid. It looked like it got bid up way past when it was reasonable. Two days later, I got an email that it's being re-listed at the original starting price. Is the site a scam? Has anyone bought a property successfully from the site? What was your experience?

Welcome Steve! Even though I also had some properties before joining Bigger Pockets, this site has been such a great find. Great people and great information to become a better real estate investor. I'm also in Maryland with 3 rental properties in Baltimore county. My first fix and flip will close in 60-90 days (short sale) in Howard county. Looking forward to your posts.

Great advice on contractors, Kornelia. I'm looking for a few contractors to bid on an extensive job in Columbia, Maryland. Any suggestions?
