Yes, the panic has hit. I stopped by BJ's wholesale club to pick up some bulk food since my son's college campus shut down and he's heading home. The checkout line filled the entire store. I left -- we have food in the panty; may not be his favorites, but the hysteria is ridiculous and I refuse to participate. No lines to get gas though. Seriously, what is it with the toilet paper!?!

PROPOSED: Requiring each county to establish a program to license certain residential rental properties on or before September 30, 2021; authorizing a county to create certain exceptions to rental property license requirements; requiring each county to establish a limit on the number of rental property licenses that may be issued; prohibiting a county from issuing new rental property licenses after a certain limit has been reached, subject to an exception for certain property that has been in continuous operation as a rental property; etc.

Until it's passed, it it passes, nothing to worry about in my humble opinion. The truth is there's a shortage of affordable housing in most counties. Hopefully the legislators will see that landlord restrictions have a direct impact on the supply of affordable housing...

There are opportunities in Baltimore county to buy investment properties that cash flow nicely—the math works and the tenant pool is good. I would avoid Hagerstown for a few reasons (which I would be happy to discuss but don’t want to publish). If you’re interested, reach out and let’s talk.

As far as the best places to invest, I have one in Parkville that cashflows well. Owings Mills is also a good area where I have 2. I don't do the city either, Tyrone. Sadly, it's getting worse there than it was even 5 years ago.

I had a bad experience with BHP. She lied to me constantly and had a nasty attitude. That I could live with but she sublet my 2 bed 2 bath to two men who smoked pot in the unit and got me in trouble with the condo association, and then lied about how things got broken. I'm still trying to restore my relationship with the other condo owners in the building.

Welcome LaShonda! Love your enthusiasm and drive. I agree with Jaron that 5 flips your first year is probably not realistic, in large part because each flip needs to be a good deal numbers-wise and finding those deals may or may not be possible if you’re not familiar with each local area and spending a lot of time and energy looking for deals and viewing a lot of properties with a savvy eye.
