I have used both Foremost and Farmers for vacant homes under rehab. Pretty reasonable. Average $900 - $1000 / year - I get a refund when I sell since I never keep a flip for more than 4 months.

@Jean Nye, I am so sorry life has thrown you these nasty curve balls. I believe better days are ahead though. Have you networked with other investors? There's a lot you can do with $150K without becoming homeless. It would be good to have an RE attorney on your team.

If I were in your shoes, I would be a hard money lender to other RE investors. Or a private investor (lower interest rates than HML) or do joint ventures... you can structure them in such a way that you get monthly cash flow. Wholesaling is also a relatively low risk entry point.

I've heard https://kkoslawyers.com/ are great. Haven't used them myself. Got their info from other more seasoned investors than myself.

We need more active female flippers!!

I completed my fourth flip this spring. $25K overbudget, 4 weeks behind... It was extensive. .. brand new electrial, HVAC, plumbing on a 1920's house. Essentially, aside from the "bones" spent $92K.

The cushion I always enter a deal with, plus a hot local market, and bidding war saved me. It sold for $30K over asking in 12 hours. I netted $70K.

Hello MN investors!

I am in WA state and helping out a friend who moved out to WA but owns a home in MN.

We have found a viable CFD candidate.
My friend has a mortgage on her MN home. She is current on her payments but doesn't know how much longer she can sustain. Hence, me helping her with CFD.

Questions:
Can she do a CFD with a mortgage on her home?
Are CFD's recorded?
Is *anything* recorded?
Does she need to notify her lender of the CFD?
Does it trigger the due on sale clause?

Any insight would be helpful. Thanks!!!

@Darren Moeller Auburn may not be as "hot" as Seattle. But all of south King county is appreciating. And there are deals to be found in Auburn. Just depends on your goals and your strategy.
