"For those still buying value-add deals (either flips or BRRRRs), I implore you to begin with the end in mind, more so now than ever. If your strategy depends on future values and future rents (or even current values and current rents), or if it depends on you being able to get another loan to refinance, you need to have an alternate exit strategy. Nobody knows what an ARV looks like in 3-6 months, and with conventional loans tightening and unemployment rising, your buyer pool is going to shrink.

Just be careful out there. Opportunities will be coming, but you have to weather the storm first. Keep your reserves high. I want to make sure my real estate friends are still my real estate friends in a year."

A retail buyer will likely want to have a garage.

As an investor, I will likely never sell if the property is cash flowing well.

I'm not a CPA. But I'm pretty sure the answer is yes. Check with your CPA.

I'm sure all the speakers are outstanding. One of them I know very well.

My criticism is the lack of diversity. There's only one person of color (POC) that I can see. It looks like a mostly white guy roster. More women! More POC! Surely you can do better BP. I know lots of POCs in my market alone, let alone nationwide.

@Hoa Trang Have you been attending meetings that local investors and developers go to? Are you part of the WA Real Estate Investing Facebook page? I know that there are active builders and developers on that page.

I think making a note on the original checklist is OK, with initials and date.

It is crucial to give them a move-in checklist to limit disputes when they move out. This affects what you can withhold from damage deposit.
