@Patricia Vildozo, if you haven't already, make sure you go to REAPS (Real Estate Association of Puget Sound)... it's the top REIA in the country. Lots of resources there, including money. There are lots of ways to get into RE investing without your own cash. I have done 4 fix/flips with none of my own cash.

I live in WA state and I'm helping a friend living in WA state with her home in MN.

We want to do a contract for deed. She still has a mortgage on her home. Does her lender/bank need to be notified that we are doing a contract for deed?

Just did a 3-day LIFEonaire event in the Seattle area. It's not a Dave Ramsey "debt is bad"/"get out of debt" system, though Steve Cook prefers to invest debt-free. HE thinks all debt is bad. But leaves it up to you to decide what you want to do with your own life. He just shares what has worked for him.

After going through his 3-day'er, I am putting one of my cash-flowing rental properties up for sale, so accelerate getting out of debt. Not concerned with my net worth. I want less stress and more life.

For those of you who have access to private money (not hard money), what are the terms?
I have a few friends who have seen my past successes in flipping and have offered to loan me money for my next project. I have no idea what terms to ask for. Obviously, I want better than hard money terms. Thoughts?
