Hello MN investors!

I am in WA state and helping out a friend who moved out to WA but owns a home in MN.

We have found a viable CFD candidate.
My friend has a mortgage on her MN home. She is current on her payments but doesn't know how much longer she can sustain. Hence, me helping her with CFD.

Questions:
Can she do a CFD with a mortgage on her home?
Are CFD's recorded?
Is *anything* recorded?
Does she need to notify her lender of the CFD?
Does it trigger the due on sale clause?

Any insight would be helpful. Thanks!!!
