I have heard adding a bedroom could be really great for a rental.  I don't know whether it would be the same for flipping.

I want to "BRRRR". I need a lender to pre-approve me for a refi loan before I actually but the house and rehab it. Do you do that sort of thing? Thanks.

A partner with knowledge sounds like a good idea too, but how to know if you can trust?  I guess if they have lots of recommendations, right?
