Inf% What does it mean?

When I analyze properties, I often get "Inf%" under Cash on Cash Return. What am I doing wrong? What does it mean?

@Joel Ubiera, it's what happens any time you still get ANY positive cash flow, after refinancing gets you back ALL your deposit, leaving you with a deal that has NONE of your own money left in! 

ie. the number ONE has an INFINITE number of incremental increases over the number ZERO!

(That's the second time today I've had occasion to use that analogy). Cheers...
