Is Rentometer Worth it?
Hi all,
I am reviewing and analyzing properties each day. When I watch the webinars and they use Rentometer to get an idea on the rent in those areas. However, if you subscribe for the Pro version it gives you much more detail including previous rentals. I have yet to lock down a property manager that I am confident in, and that will give me rental pricing, so my first property will most likely be taken care of by myself (Who knows maybe I will never look for an actual property manager until I scale dramatically). Is anyone using this already (Paid version or just the free one)? I am doing the free trial which gives you 10 searches. However I am analyzing 2-3 properties a day so that will be gone within a few days. Right now it is $100 a year. Thoughts?

We bought the pro membership and have gotten lots of value of out of it. One very important tip I will give you:
The rents listed on there do NOT always match up to what the property rented for. They are usually too high. To accurately vet the rents, I will pick a few of the individual addresses that are closest to the property I am looking at. I will google these addresses, looking for old listings on hotpads or other rental sites to see what it actually rented for , and how the pictures compare to the property I am analyzing.
Bottom line is don't just go off the ranges they give you on rentometer without further research.
Calling a PM still has value and many are happy to give you a range of rents if you give them a property address.
