it came in from another area which was subsequently patched. the foundation has some slight cracks...the house inspector told me it wasn't serious, so i still went ahead with the deal. hopefully he was right :)

thanks for the detailed replies! currently, the water is coming in in a small trickle when it rains hard. i think i need to dig up the dirt on the side of the property where it comes in, and do a patch. there was some significant flooding in the basement before i purchased the property which caused some of the supports to rot (which i am now replacing with steel adjustable beams). beyond that, there's that white powdery type stuff (Forget the name) that accumulates on the walls which i assume is due to moisture. 

i'm already stuck with this property, but i plan to purchase more in the future and i want them to be as hands off as possible, so just trying to look out for things that can cause me a headache (but i also want good deals, so maybe i'm doomed in that sense :D )

i'm noticing that many properties in my area (sherbrooke quebec) have infiltration. is this something to be concerned about? are there certain types of infiltration that are worse than others? i recently purchased a duplex, and if it rains hard a bit of water will trickle into the unfinished basement, which isn't really a problem, but i assume there can be more extreme cases. what are your opinions and experiences on infiltration, and are there specific types i should watch out for? thanks,

Hello, i recently purchased a duplex, i'm living in the bottom floor and have tenants above. for multiple reasons, i would like to kick them out asap, and either find new tenants or just leave it vacant or merge it with my bottom floor. 

i'm wondering what rights do i have as a landlord for getting them out? i assume i need to wait until next July (July 2021), because the lease renews every year on July 1st which has already passed. 

i'm wondering 

a) can i just give them notice 3-6 months in advance, and this will be enough for them to be legally obliged to leave?

or b) do i need some excuse to kick them out (e.g. i will be moving in, or a close family member).

and c) i doubt this is possible but could i get them out even earlier than next July?

i moved into a duplex recently with 5% down (quebec). you can't do this with a quadruplex and above, however. not sure about triplex, it might be possible.

thanks Michael, what about poured concrete and stone foundation? basically the same as poured concrete? could it be problematic on older homes (built ~1920)?

Hello, does anyone with lots of experience in Quebec/canadian 3/4/5 plex have an opinion on these features? in particular, poured concrete, vinyl siding, and electrical heating? strengths/weaknesses of the respective features? thanks,
