thanks Huong...by the way are there any problems associated with being too close to the street (should be 15 meters from center of road in quebec, i think). problems other than legal things associated to zoning...e.g. is it bad for the building or tenants in any way, etc.?

Hello, i recently became aware of a good deal in my area, but the building encroaches on the sidewalk and is not respecting current regulations in that regard. am i at risk for being forced to demolish this building, if i buy the property? does anyone have experience with this type of case? thanks,

so 4 bedrooms total on Russell St. i assume you are renting to students...i think your gross rent numbers are optimistic, i have a place on Colborne St. which is ~12 minute walk to the main library and i rent 4 bedrooms for 2200/month (550/bedroom).

All a notary (in the USA) does is confirm you are who you say you are.  They do NOT give out legal advice (at least legitimate ones).

 how did it save you a ton of money to buy without an agent? are you talking about selling?

thanks for the replies, i see. so duproprio only allows the seller to get off the listing fee, they still need to pay the real estate agent? 

i'm partly asking because i like throwing out lowball offers and i feel that my real estate agent is always hesitating to submit offers with low probability of bein accepted.

Hi due to the rising popularity of sites like 'duproprio' where homeowners can list their buildings directly, i was wondering if anyone know how to make an offer without going through a real estate agent? is there some template i can follow? thanks

Hello, i was wondering if there is anyone knowledgeable about the differences between buildings built at different time periods in quebec (and rest of canada, for that matter). 

for example, what problems should i be looking out for in a building constructed around 1900, vs a building constructed in the 50's or 60's? are there certain features of old buildings i should be more concerned with?

i ask because there's quite a few old building on the market in my area (see example below, built in 1912)

they seem like good deals from a cashflow perspective, but i'm suspicious of the age...although i suppose a building can last indefinitely assuming the foundation is solid and other parts are regularly maintained.

i have a student rental in kingston...managed it myself for a couple years then handed it over to a PM for the past 7 years or so...its gone smoothly, no problems. they take around 8% of the gross rent (collected)...sometimes the expenses are a bit higher than i expect but the property still cashflows nicely and i get peace of mind knowing i don't need to every worry about taking calls or dealing with tenants.

once i have enough doors here in sherbrooke, i plan to hire a PM even though i'm literally 2km from the properties i own...to me, real estate is an investment, not a job, so i like to spend as little time as possible (besides looking for and negotiating deals, which is fun).
