What is the reason of the eviction ?

many reasons, but primarily late rent and non-payment of rent, smoking the unit, noise at 3am, blocking the driveway with vehicles.. i spoke with a lawyer today, the only way for a quick eviction it looks like will be for non-payment of rent, all other reasons take up to 6 months. they said the best route would probably be to threaten them with eviction over late payments and then offer them a month free rent to get them out by march (carrot and stick approach).

Hi All, looks like i might need to evict one of my tenants. this is further complicated by the fact that i am living in the same building (its a duplex, i live downstairs they live upstairs). just wondering if anyone has been through this process in quebec recently, and what was your experience with it?

i have a lawyer that i'll be consulting throughout the process, but i'm just wondering if anyone else has some insight to offer. thanks!

Hi all, just wondering if anyone would like to give their long term (10-15 years) for the province of Quebec? personally, i am bullish on property prices and rents for the following reasons.

1) it seems like Quebec has yet to experience much of the appreciation seen in Ontario and BC (more room for growth)

2) landscape/open air and climate ... Quebec has beautiful mountains and lakes, better than Ontario in my opinion but not as good as BC. with people fleeing the cities due to COVID, they have to go somewhere and Quebec is a nice place to live with many small towns near lakes and mountains.

3) Montreal - one of the best cities in North America with a rapidly growing tech scene. this is already triggering an appreciation wave outward from Montreal.

4) population boom? quebec experienced rapid growth in 2019 (which was understandably slowed by the pandemic in 2020) but this might pick up again in coming years:

my main pet peeves about quebec and what i think holds it back is the whole stigma about french, language laws, bloated bureaucracy and inefficient public services.

strawberry box houses:

the place i'm getting:

any ideas for small improvements that could boost the value of these types of homes? i saw some owners in the area installed metal roofs.

thanks

for example, lets say your tenant falls on ice and breaks a bone. has anyone had this happen and then get sued for it personally?

Hi, just wondering if anyone has any figures for the rate of farmland or woodlot appreciation across canada in recent years? i'm assuming with the ridiculous amount of money being printed, it will probably go up more in the next decade or so, but does anyone know about 2010-2020? numbers for quebec especially, around montreal/sherbrooke area i'm most interested in.

thanks!

thanks. that's a pretty large thread, can you give an estimate of the cap rate in windsor? for example, how much do you think the following property would gross every month?

It contains a bit of Toronto too. With the water, subway, new amphitheatre for events with a solid population already. The condos are going up and selling fast. Vaughn Mills outlet shopping centre is 15 min away from Toronto

thanks, vaughan is way too close though, gonna be difficult to cashflow.
