landlord rights in quebec (kicking out tenant)

Hello, i recently purchased a duplex, i'm living in the bottom floor and have tenants above. for multiple reasons, i would like to kick them out asap, and either find new tenants or just leave it vacant or merge it with my bottom floor. 

i'm wondering what rights do i have as a landlord for getting them out? i assume i need to wait until next July (July 2021), because the lease renews every year on July 1st which has already passed. 

i'm wondering 

a) can i just give them notice 3-6 months in advance, and this will be enough for them to be legally obliged to leave?

or b) do i need some excuse to kick them out (e.g. i will be moving in, or a close family member).

and c) i doubt this is possible but could i get them out even earlier than next July?
