I'd have given them 50% off, replacing good tenants is hard work and expensive.   Especially since they just moved in, they might be able to demand rent back depending on the state.

He's playing the game, in CA I hear there are more rights for tenants, the longer he is in the apartment the worse it is for you.  I'd get him out ASAP, I can't say how I'd do it though.  Good luck.

Is your time free?  Why would you want to work for free just to *maybe* own that place in 20-30yrs when the mortgages are paid off?  I have some 4plexes for sale that are far better deals, granted they aren't owner financing but they are much cheaper!

Speaking from experience, don't be penny-wise and pound-foolish.  I haven't used those sites, but if you think it's a good research tool, their monthly price seems small compared to what it could give you.  I'd sign up for multiple sites and do research, it could save you thousands later!

Remember: It doesn't matter what it is listed for, it matters what they can sell it for!  How long has it been on the market?  If its been awhile chances are there is a reason it hasn't sold.

Have you tried the low-hanging fruit yet?  Local real estate meetings, local websites, etc.

Either the title is clean (and can obtain insurance from a title company) or not.  Don't buy if the title isn't clean!  If there is a lien on the house I'd want it cleared before purchase.

I always offer what it is worth *to me*, so I think your $125k offer is in line.  I'd rather pass on a questionable deal than get stuck with someone else's problem and money pit.
