Just FYI - I strongly suggest you do NOT pay for your tenants internet!  Liability reasons, for example if they download an illegal movie or "questionable content" YOU could be on the hook for it!  After all, your name is on the bill!

I would say it depends on how much time you have to spend looking for the next flip.  If you like finding these deals and moving on, then you should cash out and put the money towards the next deal.  If you don't have much time then hold it for cashflow.

Looking to sell because I need cash for another deal, these are all FANTASTIC opportunities!  Preference given to cash buyer and if someone wants all 3 properties.  All 3 currently have property management, I am not local to these units.
