Rashida Sigmond another factor is appreciation. In Atlanta, many of the neighborhoods that surrounded the beltline were lower class and appreciated astronomically with development. I have several rentals in what were considered sketchy places..... all have tripled in value within the last year. Make sure your numbers work, factor in a higher rate for vacancy, expect to deal with some headaches and hope for appreciation. Appreciation is not something to bet on, however with enough awareness of Atlanta and some research, you should be able to predict the “next” desirable area.

Neal Ward I like section 8. Guaranteed money every month is much better than chasing money and then having to go through an eviction.

Drive around your neighborhood and look for vacant properties. When you see one, write down the address and then lookup the owner info via tax records. You can then send them a letter, postcard or call to find out if they are interested in selling. Good luck!

Sam T. I would think anywhere along the beltline would meet your criteria. If you want an established area, I would look along the east side beltline. If you want an up and coming area, I would look around Bellwood Quarry or around the Pittsburgh yards development.
