Derrick Gordon in my experience, anyone lending money cares only about the numbers. I would focus more on finding a deal/area than creating something visually appealing for someone who only cares about numbers.

Christopher C. Welcome. I would suggest joining a local REI group, there are several around metro Atlanta. I would encourage you to ask others for help analyzing deals, more experienced investors can help you avoid bad deals.

Derrick Gordon Daniel Caraway the best way to find a good GC is networking. Both of you have an uphill battle at the moment, Atlanta is booming right now. Most good GC’s are up to their eyeballs with work and any GC that isn’t very busy right would be cause for concern. I found that investors usually go through several GC’s before finding a good fit. As with most things in life, experience will give you the most knowledge..... good luck and happy hunting. PS - you can find a property that has been rehabbed, look up who pulled the permits for that property, you would then have a contact for Construction work

Dusty Register I think it is a great idea, wish I could go back and house hack. Atlanta is a competitive market, make sure you have your financing in place and ask around for an investor friendly agent. Send me a PM if you’d like me to give you my agents contact info.

Point is properties are out there in and around Atlanta, just have to put the work in to find them. I probably look at 50 - 100 houses a week, it’s a numbers game.

You have to work much harder these days. I just bought 3 properties in 30032. All under 75k and all ended less than 25k in work.

Ervens Oge looks at recent sales (past 90 days) within 1/2 mile of your property. Find houses that look the same, same square footage and beds/baths. You will want to have the property under contract for less than the recent sold properties, the difference would be your profit minus closing expenses unless you plan on assigning the contract.

Bernie Liew if I were you, I would look at West Midtown, Riverside or Bellwood Quarry. Look for places as close to the beltline or Bellwood development. Should put you close enough to Vinings
