@John Moorhouse stay in school, get a job with a local contractor after school and during the summers, save all your money and study for your real estate license. Once you graduate, you will have a diploma, experience, knowledge and money saved to start your investing career. Also, find a local REI meetup and start attending meetings..... you will find many willing to help if you are willing to work. Good luck

@Ant Hony I have recently had several multi family properties not appraise in Atlanta. The biggest problem I can see is that there are not many comps for the appraiser to compare. One of the properties was a duplex in the west end, the appraiser used a duplex in East Point as a comp. The strongest argument I have found to combat low appraisals has been strong rent ratio’s, higher than 1% rule.

Agree with @Grant Rothenburger about house hacking in a multi-unit.

If you are looking for a SF rental property, you would need to find a property for 100k or less since you will need to put 20% down to obtain a loan. Make sure you can get $1,000 in rent and you will be good to go for your first property.

@Byron Scott you need to check the zoning of the property if you are going to try to divide the meters. If it is zoned as SFH, it will be very difficult to divide.
