Hi Rich,

Are you being facetious about Ft Myers?

If this is one of the only places that has already bottomed out and is just starting to gain in value wouldn't this be the ideal place to invest at least for a while longer?

I would consider it.

I have found twitter pretty much useless in the past. Something like this could change it into something productive.

An update on short sales from the MLS

I am still waiting to close on a house that I had made an offer on Jan 12th. This one is serviced by BOA and they are very slow. Looks like I will be closing on it by the end of this month.

However, I was able to close on another MLS short sale this week. The turnaround between accepted offer and close was only 11 days. This was a very motivated seller and bank.

So it can work getting short sales off the MLS, but as in the 1st case can take a lot of time.

Just an update on this short sale.

The homeowner was not very motivated and difficult to deal with so I did not pursue this further.

I think it is now listed on the MLS as a REO.

Thanks for the replies.

I may consider staging as one of my bankers has a staging business.

I am flipping very low cost homes ($60K) I use the blinds mainly to keep people from looking in the windows. The homes I flip are in a high theft area.

P.S. Mark, that is a really nice home.

So what's the going rate for having a house staged?

I am going through the same thing now. Trying to put all the pieces together to determine if you are SEC compliant has not been easy.

I may end up meeting with an attorney on this, unfortunately whenever I meet with one all I ever seem to get are gray answers.

J Scott, that is nice staging. Do you always stage your homes?
