William, being that I invest in land I do not have to travel to Florida. Everything can be done over the phone or online.

I am planning on moving to Florida soon to pursue wholesaling houses. However I am doing a lot of research on REO's at the moment which I think those are most do-able from a distance.

I need to get a good team in place and may have to make a few trips here and there to get all the pieces working.

I've been trying to do 2 deals a week, but I want to get it to 4/week.

It takes 6-8 hours for me to do each deal from buy to sell, but right now I do everything and a lot of time is just working on the photos. I hope to get help in the upcoming months.

Wow, this has been a great thread. It took me forever to get through all the posts, but I got a lot out of it.

I now see the potential for buying and reselling REO properties in my area.

I am still wary as there are savvy buyers who can easily find these deals themselves and thus don't need a middleman adding to the cost. That is unless of course I can wrap them up before they hit the MLS and are still a great deal for them.

I would also like to know more about the HUD strategy. This still sounds like an assignment to me. Does anyone need to approve this up-front?
