Oh another thing about wood houses.  Keep them in good shape. Keep them caulked, sealed and painted. Wood rots fast here. If you keep the water out you won't have problems.

I am an agent, investor and run a property services company in the area.  Wood frame houses do have their issues here, but nothing to jo away from.

Termites are possible, but they are also possible with concrete homes as the trusses are wood.  I should know as the house I live in had termites in the trusses.  Get a termite inspection before you buy in addition to a regular home inspection.  In my case I had the house tented before I moved in.

Insurance will be higher. How much is hard to say.  Call your insurance company as every house is different and there are many factors to consider.

Resale value is lower.   Again hard to say, as every house is different and location matters. I just sold a 3 bedroom house for about 25-30K short of a similar cbs home. However I would not use that amount as a measuring stick.

I have an investor who buys them, but not at current market values.

Yes, excellent for renting out. Tenants do not care that it's wood frame.  But your numbers have to work. 

Find a good Realtor who works with investors such as myself.  There are quite a few investor-friendly Realtors in the area. Know your goals, know your numbers.

Craigslist and $10/hr are your problem right there. Up your pay and get references.

Everything is job specific.  On a job like you mentioned, I would try to schedule seeing it on my way to/from another job or estimate. Screen jobs around here are typically charged by the screen/location and size (top screens, side screens, etc.).  However we just figure out how long it will take and charge by the amount of time needed.

I have a property service business in the area as well as hire out for smaller jobs. $15-$25/hr in Fort Myers is typical, but it does depend on job size and what needs to be done.

If the house is still down to the studs and you (or your electrician) pull an electrical permit that will open yourself up to having the inspector find out about the unpermitted work. 

Are you flipping the home?  If so and you advertise it as being remodelled the buyer and lender most certainly will want it permitted.

If you do pull all the necessary permits be ready for the inspector to require much more than you originally expected.  Also if you do not plan on living there as your primary residence you might need contractors to pull the permits for you.

I live in Punta Gorda.  You should have no problem finding homes at that price in Punta Gorda or Port Charlotte, although they may not be  the most affluent areas.  Are you looking to buy and hold as a rental?  Send me a PM and lets go from there.
