@Marcia - Again thanks for sharing very valuable information. This is the kind of guidelines I need. Could you give me a sample of questions you ask for you do a phone screening interview before showing the property? I need to start doing that after this one guy texted me to see the property. The text interaction was a bit weird. When he came, I had this feeling that this guy was not for real. It took him only 5 minutes to view the place and did not ask any questions. I need to weed out the ones who are not serious or that motivated in looking for a place.

Thanks everyone for this wealth of information! I have a better understanding now on dealing with this prospective renter if we move forward. He said he has no credit history because he never had credit cards and never had to pay anything on a monthly basis. He always pays upfront. I haven't told him yet my requirements since he does not have credit history.

@Cameron - I will definitely will rely heavily on the background check and references.

@John - I have not tried TU's Mysmartmove but will check it out and keep Experian in mind.

@Sai - I have not responded to the prospective tenant yet and will ask the reason for no credit history. 

@Penny - I totally agree that some people don't have a lengthy credit history due to different situations. It's just that I never had a tenant in the past with that issue. Those are very good and thorough guidelines that you provided!

Would you rent your condominium or any property to a tenant who says upfront that they have no credit history but can show pay stubs that they could afford the rent? This is my first post here by the way. I appreciate any feedback. Thanks.

Hi Karen. Keep us updated on what you you have decided to do. I am a total noob both here and in real estate investing. I like the idea of buy and hold though. I am also in the same situation. I have some funds set aside to invest but I don't know which route. I started to listening to 2 other podcasts but like BP the best. I don't want to hijack the thread but I am renting out a townhouse and need to refi it to lower my mortgage payment.
