Thanks to @Account Closed. There was a lady guest last year on a BP podcast and she is very successful in buying SFH and renting it out primarily via AirBnB only.

@Jason Bohling Thanks for your feedback. It's always good to hear from someone who actually lives in Boise and knows what's going on locally. I totally agree that it is more competitive now and will require hard work to find those deals. Is there in any city that you would recommend for anyone to research the possibly invest in SFH or MF?

I read BiggerPockets everyday and it's the first thing I check. I make my own notes based on comments here. I am also in socal and have been pondering investing out of state. Here are my latest notes: 

Boise, ID -  For buy and hold SFH. 

Colorado Springs, Denver, CO - Prices will increase along with interest rates and inventories. The market is strong for triplex and fourplex. 

The other areas I would look into for MF and commercial property investing are: Kansas city, MO

Tampa, FL; Charlotte, NC; Circleville and Chillicothe, OH; Indianapolis, IN

@Ben Burnap Hey Ben! I am a numbers guy and hopefully I can shed more light. Could you provide the NOI, down payment (3.5%), selling price, and loan amount. We can actually look at the cashflow. Thanks and good luck!

This is what I like about BP. I just read the entire thread and have learned a lot. I've been listening to the realestateradioguys' podcasts and they have good offerings for diversification like owning a coffee farm in Panama or cacao farm in Belize. @Frank Costa I don't mean to hijack your post but I was about to post something similar. I happen to find out the owner of the apartment complex here in socal, of a girl whom I used to date. She told me that she was not happy with her landlord. It turns out, the landlord is the actual owner who also does the property management along with her boyfriend. She is in her 70s and owns a few apartment complexes and have sold some in the past. Anyways, I would like to plant the seed too and find out if they have any interests in selling.

@Justin Eaton That is an awesome letter of introduction! I just need to tweak it for my situation. I don't have an LLC but I am real estate investor and know someone who is an apartment syndicator here in socal.

@Jacob Villalobos, @Michael Martin, @Thomas S. - I have been so lenient with my tenant then.  My tenant has been paying every 5th of the month even when rent is due on the 1st.  I will need to remind her that if rent is not received/posted to my bank account on the 2nd, late charges will apply and I will post on her door the pay or quit notice. Yes, landlords are not social workers. Thanks for all the feedback!

Thank you all for the feedback. This community is indeed a good resource.  It turns out that it was a timing issue with the bank and the holiday last week was a factor. Tenant deposited the replacement check today and I just charged them the bounced check fee since this was the very first time rent was late. I told them that next time rent is late, late charges will apply. This tenant is great and I like maintaining a good rapport. Again, thanks all.

Hi there. I just wanted to get some feedback before I email the tenant about the rent being late. It is the first time that my tenant is late for her rent. Rent is due on the first and I have a 5-day grace period so the 6th day is when rent should be paid and if rent is received after the 6th day, that is why I charge the late fee. She made a check deposit on July 5 and I just found out today that the check bounced.  Per our lease agreement, a late fee is charged for each additional day that the rent remains unpaid. So, I will start counting on July 7 for unpaid rent because that is after the grace period. Any feedback would be appreciated. Thanks.
