Thank you for the great advice. My farm area is in California: Whittier, Santa Fe Springs and Montebello.

I have been sending letters to absentee owners but haven't had much success.

Can anyone share any techniques for cold calling that is working for them?

You indicated that you have used flyers. Do you suggest using flyers instead of actual door knocking? I haven't tried door knocking yet. Any input would be greatly appriciated.

I personally do direct mail and cold calling but haven't had much success lately.

I've heard of investors who get listings from realtors and submit offers. Is this a good route to take or is it a waste of time?

Can anyone share the strategies they are using which have produced results?

I'm about to start marketing to absentee owners. I have a PO Box, so I was wondering if I should put my return address as the PO Box or my actual residential address?

Can any seasoned investors tell me if there is a way to make this deal work?
I received a call from a home owner who wants to sell his property. He owns the house outright. House is vacant. No mortgage. No liens. He indicated that the house needs some work. Minor electrical, minor plumbing, carpet and paint. The comps in the area are between 369K and 385K and he is asking for 329K.

I asked him if that's the least he could take and he said 300K is the least. He is willing to take 30K now the rest when the house sells. Only problem is it's listed with a realtor. Any suggestions??
