Can any seasoned investors tell me if there is a way to make this deal work?
I received a call from a home owner who wants to sell his property. He owns the house outright. House is vacant. No mortgage. No liens. He indicated that the house needs some work. Minor electrical, minor plumbing, carpet and paint. The comps in the area are between 369K and 385K and he is asking for 329K.

I asked him if that's the least he could take and he said 300K is the least. He is willing to take 30K now the rest when the house sells. Only problem is it's listed with a realtor. Any suggestions??
