Has anyone encountered fleas when inspecting homes? It’s been twice now that fleas jump on me and I end up brining them home. I’ve been able to get rid of them on both occasions but what a headache. Can anyone give me any suggestions to avoid this from happening again? I would greatly appreciate it.

Thank you for your reply. To my understanding in today's market it's best to purchase investment properties on a sub 2 or lease option. I then plan to wholesale it or do a sandwich lease option. How would you analyze the purchase of a single family residence using these strategies?

Can someone explain how to analyze deals? Is there more than one way to analyze a deal? The only one I'm aware of is the
70% rule or 60% in today's market.

Has anyone used bandit signs in California? Is it illegal to use them?

As we all know there are several courses out there that are aimed towards wholesaling and include the contracts that are used. Are the contracts valid in any state? Can anyone recommend a course that includes all the contracts and can be used in California?

Does anyone know of a website that can be used to locate property information in the L.A. County? I tried the L.A. county and tax assessor's website but it doesn't offer that feature. Unless I missed it.

Once you have a motivated seller, how can you determine if the property is a good wholesale deal?
