In-general, it's harder to reinvent the wheel then simply finding people who have invented and mastered the art of wheel. So, that's how I started.

If a deal has future potential because of good area, then yeah, don't let less CoC be the reason to give up on a good deal.

I think you can use a call with somebody who has been doing real estate for around a couple of decades such as @Zach Lemaster

If you are thinking about fixer-upper that means you have time to hustle and some experience to take on that big project. If that's the case, then what is your really question here?

Depending on your work-life balance, have you thought of starting out with buying turnkey properties? Instead of reinventing the wheel, enough people go that route to begin their investment journey.
