Great experience. You are killing it in the trenches. Would you share more over the phone call? I would like to connect.

If I were you:

I would find a good foot on the ground, good expert who has done same as you, and never leave that person. In long enough time, success will follow you.

It's very luck-dependent. Pure passive would be lending your money to other investors. One can get up to 8% with some big players. There are people offering 10 or 12 or 15% ROI. Insane, right!! I have no experience there, but I am sure finding the right person to trust for a long time would be an issue here. I know only one guy offering 8%.

Can you share some of the examples of houses with a 2% rent-to-price ratio?

Congratulations on your savings. I live in the bay area after spending 6 months trying to invest in CA, I had to invest out of state.

Everything depends on your goals and preferences. Biggerpockets will simply overwhelm you if you ask open-ended questions.

Feel free to give me a call, if you want. My number is on my profile.

Congratulations on your great income ( I know it might not be great by bay area standard )

I am in bay area, and these are the few things I have learned:

-- investment should make sense today, and not only in the future, as present is certain, and future is not!!

-- negative cash flow property will turn into huge liability if you ever have layoff from W2

-- nothing in bay area cash-flowed at 2.5% interest rate, so forget it at 7.5%

-- that's why there is an influx of people investing out of state, that's what I did

I own a property in Cape Coral, but I am from California. If you don't know where to start, talk with rent-to-retirement, they have good deals in Florida.

Everything depends on your current and future goals.

I live in the bay area of California. My initial goal was to have property where I don't have to pay for a mortgage out of pocket due to lay-off risk in my job. So I invested out of state.

However, if someone is willing to pay mortgage out of pocket, and willing to house hack, good deals can be found here!!

Congratulations on saving that much money. If you don't need cash flow to live, I would simply focus on doing a deal with good people in a good neighborhood. With time, it will make you more money.

For passive investment, yes, turnkey is a good route, I also started that way.

Which company you are using, if you don't mind me asking?
