Quote from @Robert Rixer:

In high interest rate environments, most deals are negatively leveraged so they won't pencil out with high LTV's.

 What do you mean? 😵‍💫

Quote from @River Sava:

Hey Patrick-

You're right—most DSCR lenders cap purchases at 80% LTV, especially in the non-QM space. While a 90% LTV quote might be possible, it is unusual and could be a red flag. I'd suggest double-checking any offers above 80%. Happy to connect if you have further questions. Good luck!

Somebody's got some Explaining to door.

Why when I hear 90% LTV I automatically think it's possible the lender basically just wants the deal for themselves or they are really generous when it comes to helping the helping the beginner?

Why are people saying 2-4units gross numbers are too small to survive off of and the it's very stressful, they say thats why banks check the credit score and care less for the property?

Quote from @Jason Wray:

DSCR does go up to 85% for Single family and 2 unit duplex all other 3-4 units are maxed at 80% LTV.

Feel free to send me an email I am always happy to help and talk REI.

Why are people on YouTube suggesting to get 32+ units or get land but not a 2-4 unit apt building?

Asking for a friend.

What's the point of Seasoned professionals joining forums where the beginners are migrating to?

Your friend asked a great question. when I meet a seasoned investor I'll ask them.

Please feel free to share with the readers of this post when you can, my friend would like to know. 👨‍👩‍👧‍👦

1. To provide value to people

2. To network and learn.

If you ask a seasoned investor if they say they know it all they are full of it - you are constantly learning and there are always new situations that people go through that others can use as a learning experience

*Loved. To provide value to people.

When was the last time you gave/acquired value to/from someone on these forums?

Quote from @Mike Dymski:

It's a fair question and a few of my colleagues have left the forums because of it.  They now network on social media sites or masterminds where they connect with more experienced investors.  Most of the seasoned professionals on the BP forums are service providers networking for clients (along with sharing their knowledge).

*Loved. Most of the seasoned professionals on the BP forums are service providers networking for clients (along with sharing their knowledge).

What groups within those social media sites are they finding the more experienced investors?

3. Network. I love real estate and I love talking about it. I spend my time on the forums where I can interact with like-minded people.

*Loved 1. There are always things to learn.

What's the most valuable thing you learned recently being on the fourms; who had a hand in helping you discover that information?

Asking the MF Group

What's your purpose here, is it to grow your:

- Network

- Knowledge

- Income

I understand ultimately that these seemingly unrelated dots ARE connected, but why are you here, this is a great opportunity to share your story. If multiple choice isn't your thing. ☺
