I am an Investment Real Estate ADDICT, full out REI junkie, I am incapable of turning it off. So it's not a 9-5 thing for me, it's a lifestyle.

Now, in the practice of real estate, it's a constantly changing and shifting thing. In my opinion it's the very definition of if your not busy growing, your busy dyeing. So for me in majority part I am just scratching an itch, and I am exercising a muscle. 

Contrary to what some would believe I really like people, it's idiots I'm not such a fan of, lol. 

Jokes aside, i am a people person in way that I actually enjoy helping people, it's not a painful thing for me it's personally fulfilling. So I get good mental exercise here, or try to, while getting some added REI "fix" and if I can get challenged that's just extra credit, as is learning something new is icing on the cake.

There is always more to learn, and as saying goes teaching is it's own learning. In actions of exercising those mental muscles to help explain or teach things one can learn things. 

For me, the very last thing is marketing on BP for whatever "leads", I leave myself open for such but it's not a focus at all. I operate by focusing on being the best at what I do, and let fate take care of the rest, because it often does. 

And back to start, to be the best at what one does, takes a commitment to not 9-5 but living it, exercising, train train train, and being a leader. leaders are teachers who motivate and own others failures. 

So, where can I do as I have done on BP? Connect with those I have connected, learn from those I have learned from, help those I have helped???? 

I do the same stuff I do here in the brokerage office and for the agents around me, just ask em, but obviously the reach is far more limited, right. 

So I think the "good ones", it's really who we are and this is just a convenient place for us to "do our thing". 


 How often do you like, comment or share posts on BP? What topics do you hope to grow your knowledge in?

Well Since responded let me give you just one item.. I was kind of stuck with Construction loans in Charleston the little bank I was using had me on a tight leash.. As you can See Mike is from SC and if you read any of his post you will quickly realize he is an astute investor.. I then asked Mike if he might have a referral for me to a bank.. Well he did and I can tell you getting a referral and being able to Mention Mike as a Colleague got my foot in the door with a much bigger bank. ANd actually the referral was to one of top executives on the new build team.. I made arrangements to fly to Charleston from Portland Or for the sole purpose of Meeting this new Banker and showing him all the projects we had done there. Like 7 new st for instance.. WE hit it off and shortly there after we are approved for a 3 mil dollar LOC for new builds and went on to do about 8 projects together plus 5 in FLA. And this new banker asked me How did I know Mike as it was not common for him to deal with guys our size. So there you go meet greet create some credibility and BP members can open doors.. I am forever grateful to Mike for that referral as I know I would never have landed this relationship without Mike making the intro the standing Mike also has with the bank ( Credibility). And in fact we just landed a new project in Charleston that this bank is going to fund.. And let me tell you spec loans from banks dont grow on trees.. especially for guys like us that are not in market.. Of course its full doc and we have to prove we are worthy of the loan.

As someone that considers themselves a seasoned investor, there are many reasons I am on here, even if I am a more newbie on here:

- I am here to connect with others. I have already made a few good connections.

Some people have the idea that a successful business person doesn't want to take their time helping newcomers who might be after part of their business, but I think the only people they don't want to help are those that will never actually take action as that is a waste of time.

- It is just plain good to always be listening to other ideas that are different to your own. There are multiple ways to make money in RE and I like to hear the other ideas as it gets my brain turning and makes me think in different ways. Almost 4 years ago I made a shift in my RE portfolio that made a big impact on my income and total net. Since then I started listening to RE podcasts and more recently this forum. If I had started this earlier, instead of staying in my own little bubble, I might have made that shift earlier and had an even bigger impact on my numbers.

     How else are people supposed to learn if they don't ask the community for help?


 It isn't that they shouldn't ask the question. Sometimes it is that what they are asking to do shows that they perhaps shouldn't be in real estate. For example, someone didn't like that one of his tenants had some people over the celebrate their 40th birthday. They were so worried about liability of the people coming over that they were talking about kicking the tenant out because they didn't get their approval for it. This was either a single family house rental or a duplex. RE has risk and you can't hold onto it that tight. You need to let your tenants do normal life things in the place they are renting. You can't eliminate all risk from owning RE and if that is what you are trying to do then you should invest in something where someone can't sue you like stocks or bonds. 


 Why do others consider real estate better than stocks or bonds?

 BP congratulated the top contributors in each category, its nice to recognize these people. Occasionally theres a bit of levity too.

Doing that helps you see from a 30K' viewpoint. Think of forums like a chance to do that. You get to answer questions, help people and along the way you gain a bigger perspective. If you ask a seasoned investor if they say they know it all they are full of it - you are constantly learning and there are always new situations that people go through that others can use as a learning experience


One simply needs to go into their real estate attorneys law library and look at volume after volume of law books to understand NO ONE knows it all or even remotely close.. On top of that we have 50 states each one different laws and customs..

 Based on your expertise which is the best Markets on the west coast for your lending criteria?
