@Justin Brown I'll be there - let's maybe communicate on where we are via here on Day 2 - 10x networking party :) Sugar might be a nice spot, I was going to try to host something on Saturday but there's a networking event 6:30-8:30 on the field figured we could huddle up there as well. Hi BP Nation! I’m so excited for Growth Con 3 and excited to potentially meet some of the BP community there, as well.

If you are a BP member and also attending the conference as a 10xer, then we already have so much in common; let’s not let this serendipity go to waste and meet up at the 10X Networking Party at the Marlins Park Outfield on Day 2. I’ve had the pleasure of putting together my OPT meetups, which started in Georgia and has continued to grow in NYC—so why not expand to Miami this fine weekend, as well!

Our OPT masterminds and the BP community is always so resourceful and genuine in sharing knowledge. If you know anything about my OPT meetups, you know I feel strongly about the Bigger Pockets community; it brought me my first deal, partners and clients, and it’s a big family that holds similar core values. If we can meet, exchange knowledge and perhaps even create partnerships, I would call this meetup a success. I hope to see you there!

Hi BP - for those of you who've acquired multifamily apartments through strategic partnerships how have you structured these partnerships and how did these partnerships come about? @Dustin Maxwell

Here's what I'm not asking:

  • I understand that there are multiple ways to do it, I'm curious how YOU did it and your experience (good or bad)
  • Not asking for legal advice, definitely aware to be diligent and cautious in that process and seek legal help when necessary (always lol 😉 )
  • Excluding large syndications 100+ units for now but in this discussion mom & pop ones around 4-50 units 

Ideas that I'm aware of but always open to hear more about:

  • Strategic Equity in a deal - I like the way @Sterling White described setting up his first deal this way in episode 308 - find the deal, ask for equity.
  • Master Lease Agreements- yet to meet someone actively involved in one - anyone here?
  • Joint Ventures - familiar with on the selling side of SFH/ wholesale but what about MF acquisitions?
  • Property Management - read about this in "The landlord Entrepreneur" by Bryan M. Chavis - thought that was neat - uses himself as a key partner in a deal to manage the property.

….I'm aware that there may be more, and if so please share - I’m definitely curious to hear about YOUR experience and or one of someone you know and what you liked and didn’t like about the partnership, what you would do again and wouldn’t do? Thanks in advance BP!

@Greg Kurzner @Robert Gilstrap @Kim Meredith Hampton  you guys are all rockstars for your quick responses! I'll refresh your memory and reach back out sometime this first quarter when it comes to a specific property. I partner with multifamily investors - some out of state - and to make sure they have some great references to vet from in addition to some of the ones I've been recommended in the past, this will be most helpful. Thank you :)

Any reputable property management companies you've used and/or would recommend here in Metro Atlanta? SFR and/or Multifamily apartments (ideally)?

Hi @Jeegar Patel the answer to your question is no. Property taxes can change year  to year and may be certainly different from  state to state but do not change as an out of state investor investing in Georgia.
