I think the website idea is good. I subscribe to a fair number of wholesaler listings. You could also present them during buy sell trade at the reia meetings I bet.

I'm with the previous posters, if people are willing to rent it as is, then don't deploy more money towards an asset that's already performing. I like @John Casmon's idea.

Check your local library, they may have a state archive of these forms. Also, the suggestion to check the BP fileplace is a good one.

@Chris Wood Is it possible that you are taking into account expenses for the 26 unit that you are overlooking in the double? (CapEx, reserves, maintenance, snow removal, trash, vacancy...)

I don't know why I didn't think of using a home warranty! It's so simple.

Personally, I have a spreadsheet of names and contact information sorted by genre of work they do. I keep notes on my reactions to them and any bad actors get deleted from the list. I should probably keep them on a "do not call" archive to keep them from getting added back in circulation. I like to chat with service people when I see them on another job (i.e. roofers). At least you know they show up to work!
