I realize this thread is long old but Ridge Lending group just issued an announcement that they offer unlimited financed properties. wow!

Yup I'm thinking of using a Homepath for the same reason. There seem to only be a few homepath lenders per state though.

You could also skim coat the counter tops with concrete. You would have to sand the top surface to rough it up then skim coat with this product they sell at Lowes for like $10. It takes 3 layers and each layer needs to be dried in between. I saw it on Pintrist and at a RE seminar at my local REIA. You could add a pigment to change up the color a bit.

@Jaclyn B. Austin is wonderful but I bought y place there in 2009. I feel Austin was eat for buy and hold in 2009-2012ish. Now the prices have rebounded so much it's hard. Austin is an appreciation play but Columbus (can be) a cash flow town. Like Corey said there are rough neighborhoods in Columbus. The different is that a very rough neighborhood in Austin is $90-120k in Columbus a similar neighborhood is $7-30k. I am just now narrowing down but from what I can tell there are decent neighborhood with low to moderate crime in the $30-60k range so that's my focus in Columbus. 

That said, I keep in good contact with my neighbors in Austin so if they want to sell hopefully I'll be one of the first to know because the rental market in Austin is much more in demand. 

The demographics of Columbus and Austin are very similar on paper (capital, large university and lots of tech industry) BUT Columbus is no where near as affluent oand te downtown is just now becoming desirable so prices are lower. Because of climate I'm not sure columbus would ever be like Austin but my wallet is ok with the best tree cash flows to be had! Let's keep in touch for sure. I would love to have a contact on the ground in Austin and would be happy to be yours in columbus.

Hi @Jaclyn B. I moved from Austin to Columbus so I'm pretty familiar with both markets. I have one rental in Austin but as you said Austin is a bit pricey at the moment so I'm focusing my energy in Columbus. Welcome to BP, maybe we can work together in some way!

Daren H. How was your experience with the homepath loan? Were the rates comparable to normal investor loans? I have been going after Fannie Mae/Freddie Mac properties because of the 10% down investor loan. That's really great for building a portfolio

Glad to hear so many positive things about the Ohio markets. I've just moved to Columbus and am literally amazed by the volume of good quality housing at low prices. I'm looking to purchase 2 properties this year in the area. To everyone's success!
