If you refer to if as the ghetto is that really where you want to tie yourself to? To own a property in a particular location is a commitment to visit and engage there (in my opinion). If I have a negative connotation about a neighborhood that's enough of a gut check for me to stay away.

Glen Stygar I know the system you are talking about and am considering it as well. There comes a time when you have to step back and recognize that something's are worth paying for if they will increase your productivity. I'm not a wholesaler but I do drive for dollars and do some direct mail. I could see it saving me a lot of time.

I agree with Phil Zofrea A local bank or credit union is the best lace to start a business banking relationship if you want to grow a substantial portfolio

As others have said there is no deal here. You have fallen in love with this house. With these numbers you are paying market value after doing a rehab. That defeats the whole point. Walk away and find a move in ready house.

I agree with the previous posters. I feel comfortable investing in Austin because I lived there. Choosing an out of state investment in a city (seemingly) at random is a good way to loose money. I do think the suggestions to move to the further out suburbs for investing are good ones. There is a tech boom in the north part of the city that is attracting a lot of young tech professionals. Take the time to learn the city and the market before you invest. Just because you have buddies in the city does not mean they are savvy enough to recommend where you should invest your money. I would proceed with caution.

Dawn is right! Whatever you think of yourself, you are correct. Therefore the time is now to think more favorably about yourself, your future and what you are capable of. Biggerpockets is a great resource and offers a wealth of knowledge. If there is something you want to know, all the answers are here. You just have to believe in yourself enough to take action and believe that your desired future can actually become your reality.

John Shortridge you can get a home equity loan or a home equity line of credit on a free and clear house. The banks have no problem taking a first lien position. The problem you will encounter is seasoning or the amount of time you own it before you can essentially refinance it. Typically banks want 6 months of property income. Some smaller credit unions can be more flexible

There are plenty of posts on this. I suggest you search the forums before posting
