Fourplex as FHA. (will it work?)

Hello all,

I'm thinking to buy a fourplex in Sacramento area, as my FHA. (1st house purchase)

I'm interested in midtown area where prices range from 350K-700K, with rent $600-900 per unit.
the 1% rule probably won't be possible.
what should I do?
should I look at different location where pricing is cheaper?
how can i make my FHA purchase work, to either house-hack or cashflow?

i don't know why Richelle is telling you to check forum posts, doubt she knows the sacramento market. Your question is what the forums are for! For any investor to succeed you can't pay retail and expect to get cashflow in sacrsmento. Are rents in Midtown really only 600-900 a month? I might want to double check that, if all that is true, unless you have a sagnificant down payment (which I'm thinking you don't have since you're talking FHA) math just doesn't work. Hopefully this helps!
