You can hire people on Craigslist or just google "real estate photographers in XYZ" You can pay $30 to $200 a pop just for some guy to go out and take pictures of the property. But I usually just pay $50 on Craigslist. You will then need to "inspect" the property via the photos they provide and base repairs off of that. Yes you can get pictures from the person selling you the property but I only would go off of that as a last resort.

If you want a cheaper solution I highly recommend Smartline from go-daddy. At $12 a mo it works well and gives you a second line on you phone. Used it for 3 years now and haven't had any issues with it.

Franklin and Brentwood is for whales and 1%ers. Good luck finding anything that cash flows out there.

I can't afford to buy and want to stay in Nashville. I just don't think paying $375k for a 1200 sqft 2-1 is a good deal.

Whats stopping me is finding properties that actually follow the 1% rule. In Nashville people are are "hey lets pay $350k for a tall and skinny that probably only rent for $1,500 at most".

Yes, you can wholesale a property listed with an Agent by becoming a Buyers Agent. Otherwise, I would say don't waste your time with this one and move on to the next.
