I would only buy the tax liens that have houses on them.  

You can always foreclose on the tax liens before it goes to auction, but you'll need to buyout the other 4 years worth of tax liens.  Do your research and make sure the property is worth 5x the amount of your tax lien....Just my two cents.

It all depends on your freedom number.  How much monthly cash flow do you need to live off of? (Housing, car notes, travel, etc.)

I would be more concerned with the 2106 taxes.  You could have more than $400K to play with.  Can you split the buyout with $200K in 2016 and $200K in 2017?  If not, you should try and close on as many apartment buildings in 2016 as you can to write off the closing expenses.  Or try to have the buyout delayed until Jan 1st, 2017 and then buy your properties.  You'll have the maximum tax writes offs with deprecation, mortgage interest, closing cost, and other related expenses.

I would consolidate the student loans and apply for the income base payments. Then start buying multi family buildings to offset your taxes.

Hello What is the best BRRR tax strategy? What is allowed? I purchased a 4 unit apartment building for $140K, I paid $14K to the whole seller, and rehab cost was $34K. Then I refinanced $180K. Can I depreciate $188K or $154k or $140k? Can I write off the $34K rehab expense? What am I missing? Cheers! Royce

Just remember if you max the credit cards out your FICO score will drop. This may effect your refi rate
