 It's risky....keep one unit vacant for 1 year, or put one of units utilities in your name and put a family member in there for 1 year.

I would leverage the $1M to $50M with hedge funds and buy large multi family buildings.

I always ask the seller to pay 3% on my closing. You can also increase your offer price by 3% and ask the seller to pay 3% towards closing.

I recommend a four plex as your first purchase. Live in one and rent rest. You will reduce the risk of any vacancies. It's the same type of loan as a SFR. Plus you can borrow more money by using 75% of the rents to assist with your exist income.

I’m new to the SDIRA concept. If I start a new SDIRA in 2016 what is the maximum I can fund/contribute to the SDIRA? If I sell my stock options which is regular income can I fund the new SDIRA?

What happens to the positive cash flow/profits after purchasing rental units with the SDIRA?

Can I fund the same SDIRA ever year or do I need to set up a new SDIRA?

Which SDIRA custodian has zero fees, cheapest, and easiest to work with?
