My tenants pay via Zelle, Venmo, CashApp, PayPal, and bank deposit. I use to have Chime, but they froze my account for using it as a business.

Zelle 45%, CashApp 45%, PayPal 1%, Venmo 1%, PayPal 3%, bank deposit 5%

I recommend using a leasing company and splitting the profits. You don't have to worry about the costly repairs.

I am 45. I have 26 doors. 
(4) 4 units and (1) 8 units in Las Vegas. (1) duplex in Los Angeles. I have a full time job and self manage everything.

I would buy c-class multi family rentals for cashflow.

Super easy. You can increase the rents every year. In Los Angeles, visit website www.hacla.org .....Landlords Tab.....Landlord Portal. Login and submit your request. The Los Angeles RSO allows for a 4% annual increase. The HACLA website will ask for 3 comparable units to justify the increase. Because of their backlog I suggest submitting your request a few months earlier for the queuing time. After a few months you will receive an email and letter granting the rent increase. Good Luck!

I would buy a 4 unit apartment building and live in one of the units. You need to save 3.5% as your down payment. Good luck!

I self manage 26 doors and give my tenants many options; bank account numbers, TenantCloud, Stripe, Zelle, CashApp, Venmo, Chime, 

paypal. There should be no reason why they can't send me their rent.
