@Moises R Cosme I am not seeing a crash like the ones we have seen in the past. I’m seeing a huge foreclosure coming in late spring and summer of next year. People did not listen to their mortgage companies and so they think that by not paying their mortgage for several months they can just pick up where they left off. However, many mortgage companies are expecting all that money to be paid right away. We will see a lot of short sales and then foreclosures. The crazy RE market right now where buyers are paying way over the value of the home, they are going to have a hard time selling the home at a later date, making money and possibly having to bring money to the table to close. For investors the foreclosures that will happen will be a time to pick up great properties.

@Brian Wise you may want to reach out to Burkentine builders because they often build a house on land that is owned by someone else. And if that doesn’t appeal to you go ahead and put it on the market because you’ve already done things that many people haven’t done to their land and that’s more appealing. Also I am seeing More people buying land here in Adams County.

@David Bokman PM me I work out of our Gettysburg office and live in Adams County so I’m very familiar with this area, what’s going on with farms and large land lots.

@Pat Tramma I I live right outside of Gettysburg and I know several investors in the area who say that their best rentals are in Gettysburg because they have professionals who pay the rent on time and stay. You mentioned the colleges and that’s one thing to look at however there’s a huge need in this area for rentals even in Fairfield, PA.

@Sean Gannon I know many investors in the Gettysburg area and they say it’s a great market because they have a lot of professionals that rent, pay their rent on time and stay. Also you have Gettysburg College where a lot of the students end up renting and often they stay there through the summer and into the next semester. I live right outside of Gettysburg and it’s not only a great tourist area but it’s growing a little bit with more shopping and restaurants.

@Jamie Lee Eang I was just out in beautiful Seattle. If you’re not working with an agent I would suggest that you find one because agents know properties that are coming soon which is coming on the market within three weeks and if you like them they can get you into the property as soon as it hits the market. You’re not going to find that information on any of the apps. And everyone else has you covered for the finance portion. Good luck.

@Eli M. Do you need a paper trail. I’m hearing a lot of Lynn Lawrence using the cash app, Venmo or Zelle because that does give a paper trail.

@Austin Higgins No matter what find an agent that knows about working with an investors because it’s not the same as regular real estate. You want someone who knows about the different loans, has a great hard money lender even if you are paying cash because sometimes something comes up and you might need additional funds.  make sure that agent knows about the investor market in the area you are looking. Some agents think oh I can help you but they have no clue and do you not understand how you’re looking at things compared to someone buying a home to live in.

@Martha Daisley unfortunately you can’t make an offer without a preapproval letter or proof of funds. If there are no agents involved then tell the seller you’re very interested and you need all those things so that you can make an offer.

@Nicole Heasley to get through those first two years you will need to use a hard money lender and the good thing is there are some out there charging only 7% compared to the normal 13%.
